Digging Deep into Crawlspaces
Crawlspaces are both extremely common, and full of inherent problems, and the reasoning and installation method has largely remained unchanged in over 100 years. This course attempts to understand why crawlspaces were used in the first place, as well as look at the solutions that have arisen to deal with them. We will look at the ASHI SOP around crawlspaces, and the 2018 IRC requirements for crawlspaces. A portion of this course will be spent outlining the underlying building science that is occurring in a vented crawlspace, as well as the problems that arise. Lastly, we will discuss ideas about how to best deal with the defects that are found in crawlspaces, and how to report on them to the homebuyers and agents that we interact with as a profession.

Inspecting Tile Roofing: Beyond “Replace broken tile”. Tile roofing is a challenge because the visible surface does not age or crack to reveal degradation and defects like an asphalt shingle. Flashing and underlayment hidden beneath the tile may prevent installation defects from being realized for 5 to 10 years. How do you assess a roof a view of the surface? Related issues affect windows, concrete and pressure. We will discuss scientific principles you must understand about change of phase and how it affects the buildings and systems you inspect. We will analyze specific problems that moisture creates in home systems. You will understand some of the basic science behind home system designs.

2018 IRC Residential Deck Construction
This half-day seminar introduces basic design and construction methods for single-story residential wood decks. The vertical and lateral load paths of conventional residential decks are now addressed in the 2018 International Residential Code. Specific design guidance includes convenient span tables for joists and beams and charts of post sizing limitations and connection methods. Evaluating Seawalls & Boat docks
This is a 2-hour presentation on the installation and inspection of seawalls, boat docks and boat davits. We will also cover the function and components of these systems as a value added offering to our clients who may have such on the property they plan to buy We have approximately 25 states that border a sea or ocean. Not to mention inland states that may also have access to lakes and streams. All told all 50 states are in a position to have seawalls and boat docks available. So, seawalls, retaining walls, boat docks, what you want to call them, there are a lot. We as home inspectors are in an excellent position to offer evaluation services for a fee.

GFCI and AFCI Technology and Requirements

Inspection of CSST Piping Systems
Corrugated Stainless Steel Tubing (CSST) is a highly resilient piping system designed and tested for use in the conveyance of natural gas and propane. Like any other piping system, the long-term performance of a CSST gas system is dependent on the system being designed and installed in accordance with the code, the product listing, and the manufacturer’s installation instructions. Electrical Inspections....solving the mystery

Understanding electrical systems can be somewhat daunting to home inspectors that come from non-electrical backgrounds. Most pre-licensing and certification courses tend to focus on common/typical systems, installations, and repetitive defect identification. Not much emphasis is placed on the “why” things are done. This course will touch on basic electrical theory to give a home inspector some “background science” to help make sense of how electrical systems and devices work, and why specific requirements are in place. We will relate this science to common electrical circuits and installations found in residential construction. A live demonstration of a simple lighting circuit in both series and in parallel configurations will be given. Examples of both series and parallel circuits in residential systems will be discussed and explained. Shock hazards to people in parallel contact and in series contact with energized materials will be covered. Grounding and bonding are perhaps the most mis-understood and confusing topics to grasp for many home inspectors, (and some electricians) Grounded, grounding, and bonding will be defined to simplify and clarify the differences and proper installation practices. Potential hazards of parallel paths of grounded/grounding conductors on the load side of the service equipment will be explained. The use of proper terminology and verbiage in both verbal discussions and in written reports is imperative to establish the credibility of a home inspector as a professional consultant. We will cover how to properly describe electrical components and defects in a way that can be clearly understood by both trades/repair persons and home buyers. The intent of this course is to provide as much relevant basic electrical science possible in a two-hour timeframe. This is “must know” information for every home inspector.
